General Terms & Conditions for Appliance Rentals

Tutti Enterprises, LLC d/b/a Annapolis Laundry Leasing
(“Company”)

These Terms & Conditions govern all current and future appliance rental services provided by the Company. By subscribing to, renting, or using any appliance, equipment, or related service (“Equipment”), the customer (“Customer”) accepts and agrees to the following terms.

1. Rental Service Overview

The Company supplies rental household appliances and equipment (“Equipment”), including but not limited to laundry and kitchen appliances. All Equipment remains the exclusive property of the Company and is provided for residential use only unless otherwise agreed in writing.

2. Rental Term

All rentals operate on a month-to-month term and renew automatically until canceled in accordance with these Terms.

3. Payment Terms

a. Monthly Rates

  • Monthly rental fees vary based on appliance type and selected plan.

  • Current pricing is listed on the Company’s website or provided to Customer prior to agreement.

  • Rental rates may be revised periodically. The Company will notify the Customer of any change in pricing, and continued use of the Equipment after the effective date of the adjustment constitutes acceptance of the new rate.

b. Billing

  • All payments are processed automatically through the Customer’s subscription or another approved payment method on file.

  • Payment is due on the first day of each billing cycle.

c. Late Payments

Payments are due on the first day of each billing cycle. A $10 late fee will be applied to any payment more than five (5) days past due. Late fees are charged per billing cycle and must be paid in addition to the outstanding rental balance. The Customer must bring the account current to maintain active service. The Company may suspend or terminate service for non-payment and may recover Equipment, pursue outstanding balances, or engage collections if necessary.

4. Delivery, Installation, and Removal

The Company offers three levels of delivery and installation services. The Customer may select the service level at checkout or during account setup. Service availability, requirements, and associated fees are determined by the Company and may vary based on location, equipment type, and site conditions.

a. Standard Delivery (Included)

The Company will deliver the Equipment to the front of the Customer’s residence or an accessible entry point (such as a porch, garage, or doorstep).
This service does not include in-home placement, installation, or hookup.
Maintenance and replacement of Equipment are included as part of the rental agreement, provided there is no evidence of negligent, abusive, or improper use.

b. Basic Installation

Includes:

·        In-room delivery to the installation location

·        Professional placement and setup

·        Connection to existing electrical, plumbing, and ventilation hookups

·        Basic functional testing

Customer must provide required hoses, vents, and compatible connection materials unless otherwise specified.

c. Full Installation

Includes:

  • In-room delivery to the installation location

  • Professional placement and setup

  • Connection to existing electrical, plumbing, and ventilation hookups

  • Functional testing

  • Installation materials such as hoses and vents provided by the Company (if required and applicable)

d. Removal

Upon cancellation, non-renewal, or termination, the Company will retrieve the Equipment. Standard removal is provided at no cost when safe, unobstructed access is available. If access is restricted, requires additional labor (stairs, tight spaces, debris, blocked entry), or poses safety risk, additional removal fees may apply.

The Customer agrees to:

·       Provide safe, clean, and reasonable access for retrieval.

·       Ensure utilities are disconnected or accessible for disconnection.

·       Maintain the area free of hazards and allow the Company or its agents access during scheduled pick-up time.

Failure to provide access may result in rescheduling fees or additional service charges.

e. Failed Delivery or Pick-up

If scheduled delivery, pick-up, or removal cannot be completed due to lack of access, unsafe conditions, or Customer unavailability, a failed service fee of $100 may apply and the rental period will continue until access is provided.

f. Damage Responsibility

Customer is responsible for restoring space after removal and any damage resulting from improper installation, obstruction, or misuse.

g. Unreturned Equipment

If the Company is unable to retrieve Equipment after reasonable attempts, rental charges may continue or replacement value may be billed.

5. Maintenance and Repairs

  • The Company performs routine maintenance and repairs resulting from normal wear and tear during the rental period.

  • The Customer must promptly report issues, leaks, odd noises, or malfunctions as soon as they are observed.

  • The Customer must not move, uninstall, attempt repairs, tamper with, or service any Equipment without written authorization from the Company.

  • Damage caused by misuse, negligence, modification, improper installation, or unapproved repairs may result in repair or replacement charges to the Customer.

6. Ventilation & Operational Safety

If the rental includes a dryer, the Customer is responsible for:

  • Keeping vents, filters, ducts, and airflow paths clear of lint, debris, or obstructions.

  • Ensuring any required external ventilation terminates outdoors and is not restricted or hazardous.

  • Operating the Equipment safely and in accordance with basic household standards.

Failure to maintain proper ventilation may increase the risk of fire, equipment failure, or property damage. The Customer is solely responsible for maintaining safe ventilation and may be liable for any damage, loss, or hazard resulting from improper use or inadequate ventilation.

7. Customer Use Requirements

The Customer agrees to:

·       Use the Equipment only for standard household purposes and not for commercial or multi-unit shared use unless otherwise approved by the Company.

·       Not relocate, sublease, sell, transfer, modify, or remove the Equipment from the installation address without written consent from the Company.

·       Maintain the Equipment in a reasonably clean, safe, and sanitary condition.

·       Notify the Company prior to moving residences or disconnecting Equipment.

·       Ensure proper electrical, plumbing, and ventilation conditions remain in place for safe operation of the Equipment.

Unauthorized relocation or misuse may result in additional charges, service denial, or retrieval of Equipment.

8. Ownership of Equipment

All Equipment remains the property of the Company at all times.
Rental payments do not create any ownership interest.

9. Security Deposit (If Applicable)

The Company may require a refundable security deposit.
Deposits are returned within 14 days after Equipment pick-up, minus costs for damage beyond normal wear and tear. Deposits will be returned to the original payment method unless otherwise agreed.

10. Damage, Misuse, or Loss

The Customer is financially responsible for:

  • Damage caused by misuse, neglect, negligent operation, or improper installation after delivery.

  • Water damage, fire damage, or property damage resulting from unsafe conditions, including improper dryer ventilation or plumbing issues.

  • Lost, stolen, unreturned, or destroyed equipment including full replacement cost and any retrieval, recovery, or legal fees required to reclaim Company property.

a. Replacement Cost

If the Equipment becomes lost, stolen, destroyed, or damaged beyond reasonable repair, or is deemed unsafe for continued rental due to misuse, neglect, or improper operation, the Customer will be responsible for the full replacement cost of the Equipment, as determined by the Company.

b. Automatic Charge Authorization

The Customer grants the Company permission to charge the payment method on file for the replacement cost of the Equipment and any related recovery, removal, or administrative fees if applicable. The Company will notify the Customer of the total amount due and may provide reasonable documentation upon request prior to charging the account or invoicing the Customer.

c. Termination of Service

In these circumstances, rental service will be terminated immediately, and the Company will schedule retrieval of any remaining Equipment.

11. Landlord/Property Permission

If the Customer is a tenant, the Customer is responsible for obtaining landlord or property management approval before installation.
The Customer agrees to indemnify the Company for any issues arising from lack of such consent.

12. Termination of Service

a. Customer Cancellation

The Customer may cancel service at any time with 30 days’ notice.

b. Company Cancellation

The Company may terminate service immediately if:

  • Payment is delinquent

  • The Equipment is misused, damaged, or placed in an unsafe environment

  • The Customer denies reasonable access for service or pick-up

  • The Customer violates these Terms

Upon termination, the Customer must provide safe, unobstructed access for Equipment removal.

3. Access for Service

The Customer must provide reasonable access for:

  • Maintenance

  • Repairs

  • Inspections

  • Equipment pick-up

Except in emergencies, the Company will provide at least 24 hours’ notice.

4. Liability Limitation

To the extent permitted by law, the Company is not liable for:

  • Incidental, indirect, special, or consequential damages

  • Water damage, flooding, or leaks resulting from plumbing connections, hose failures, or improper installation after delivery

  • Fire, Fire damage, smoke, or property damage related to ventilation issues, lint buildup, heat exposure, or improper appliance operation

  • Damage to clothing or personal items

  • Loss of use, rental downtime, inconvenience, or interruption of service

In the event of a fire, water leak, malfunction, or equipment failure that results in property damage, the Company is not responsible unless the damage is the direct result of the Company’s gross negligence or willful misconduct.

The Customer is responsible for:

  • Maintaining safe electrical, plumbing, and ventilation conditions at all times

  • Keeping dryer vents and hoses clear and unobstructed, and properly maintained

  • Ensuring hoses and drains remain in safe working condition

  • Promptly reporting issues or malfunctions

The Customer agrees to indemnify and hold the Company harmless from losses, claims, or damages arising from improper use, unauthorized repairs, failure to maintain safe operating conditions, or failure to follow these Terms.

Any disputes will be resolved in the appropriate Maryland court.

16. Amendments

The Company may update these Terms & Conditions at any time.
Updated terms will be publicly posted, and continued rental constitutes acceptance of the updated Terms.

By subscribing to or continuing rental service, the Customer acknowledges and agrees to these Terms & Conditions.

18. Force Majeure
The Company is not responsible for delays or failure to perform caused by events beyond its reasonable control, including but not limited to weather, mechanical failure, labor shortages, supply chain disruptions, acts of God, or government actions.
